SEPTEMBER NEWSLETTER · SEPTEMBER 20, 2026
The World's Most Secret Newsletter
A private little mix of what I’m watching, reading, eating, drinking, growing and thinking about — with a little real estate mixed in.

A DIFFERENT KIND OF UPDATE
Not every email needs to be about mortgage rates and listings. New York is more interesting than that. So this one is a mix of culture, food, books, plants, coffee, basketball — and yes, one or two real estate notes.
|
|
NEW YORK SPORTS
The Knicks’ championship is still worth celebrating. Now the focus turns to the October 20 home opener against Philadelphia at Madison Square Garden, when New York is scheduled to raise its championship banner. See the 2026–27 schedule.

WHAT I’M WATCHING
Dragon Ball Super: Beerus is set to begin broadcasting in Japan on October 11, 2026. There’s a new “Super Surge” trailer, new characters in the mix, and an official New York Comic Con 2026 panel on the way. If you grew up on Dragon Ball, October just got a little more interesting.

BOOK / AUDIOBOOK
Marcus Aurelius · Gregory Hays translation
Worth rereading because the lesson changes depending on what you’re dealing with: control what you can, do the work in front of you, and keep moving.

PLANT CORNER
For an NYC apartment, a snake plant is one of the easiest wins. It tolerates lower light, doesn’t need constant attention, and can go a while between waterings. The main mistake is overwatering it — let the soil dry before watering again.

WHERE I’D EAT
One NYC spot on the radar
|
|
GOWANUS · BROOKLYN
488 Carroll Street, Gowanus, Brooklyn, NY 11215. A small Puerto Rican restaurant built around classics like mofongo, arroz con gandules, pernil and empanadillas. This is the neighborhood spot I’d rather see people support than another generic chain.
|
|
|
COFFEE BREAK
Separate from Kiosko 787, 787 Coffee is a Puerto Rican-rooted coffee company with locations around NYC. Between the Puerto Rican-grown coffee and its creative latte menu, it’s worth a stop when you’re in the neighborhood. Check current locations and hours.

ONE REAL ESTATE NOTE
I sold 622 Ocean Avenue in Prospect Park South for $5 million, closing on August 19. The property was marketed as a commercial/development opportunity on a 6,250-square-foot lot in an R7A district. This one was especially satisfying to get across the finish line.

THE MARKET IN ONE NUMBER
7.20%
That’s Mortgage News Daily’s national 30-year fixed mortgage rate as of Friday, September 18, 2026 — its most recent daily update as of this September 20 issue. It’s a market benchmark, not a lender quote; actual offers vary by borrower and loan. Clear pricing and strong presentation still matter.

JOINEL’S TAKE
“The best part of living in New York is that there’s always something worth paying attention to — and most of it has nothing to do with work.”
